I truly think that every practicing real estate professional should buy or sell every couple of years in order to remember firsthand what her clients are experiencing!  We usually play the role of buyers, adding to our portfolio of residential real estate investments in the Charlotte NC market (well, mostly in the surrounding areas).

But this time, we're selling the personal house in Harrisburg NC in the Heatherstone community and moving into my dream home...a full brick ranch with a screened porch on a nice, large wooded lot.  ahhhhhh....I'm ecstatic!  And there will be many posts to come detailing that saga, but we haven't closed yet so I'm withholding for now!

So our house went into MLS today.  And like every other seller in the world, I believe that my house is the best one for the money-BUT I'm still pricing it with the comps (yes, this is a shocker I know, since Realtors are so greedy and try to scam people when they sell their own homes).  At the top end, sure.  However, I've seen my competition.  And when we built this house, we included the right upgrades, unlike our competition (bless their hearts).

No brass in the house.  Corian counters.  Hardwood and ceramic tile flooring.  Had the yard professionally graded (because let's face it, the builders as a group have no clue how to properly grade a yard), added full irrigation and tons of landscaping (yes, you should add trees the minute you move in!), and fenced it.  (Did you know that even in a severe drought, your lawn can be green without water if you've taken proper care of it all along?  Thank heavens for my time spent in sales at Husqvarna!)
